Residential roofing covers the repairs, replacements, and new roofs we install on houses. We are El Monte Roofing Contractors, and residential roofs are the work we enjoy most.
We work on shingle, tile, standing seam metal, and the low-slope areas above patios and garages. Tell us what kind of roof your house has, and we will start there.

Roofing work we do on El Monte homes
We repair residential roofs across El Monte, including the smallest jobs. A slipped tile, a shingle patch, or a flashing detail that keeps opening is reason enough to call. Our roof repair page covers that diagnosis and the repairs that follow.
We replace residential roofs down to the decking and then rebuild them. That is the largest project we take on a house, so we take our time on the quote.
We install roofs on new construction and on additions once the plans arrive. We also provide documented roof inspections when escrow or an insurer asks for a written report.
How we work on a residential roof
We begin on the roof itself, and we always look closely before we price it. A ceiling stain rarely sits directly under the opening that caused it. So we follow the water uphill from that stain until we find where it enters.
Flashing is the first place we inspect on any house. Roof to wall joints, valleys, and chimney transitions leak far more often than the open field of a covering.
On tile, we lift a section and check the underlayment beneath it. The tile can be perfectly sound while the layer below it has gone brittle.
Then we open the areas that have to come apart. We replace soft sheathing, lay new underlayment, and shape new flashing at each detail. We tell you what we found before the new covering goes over it.
Materials on El Monte houses
Asphalt shingle is the common residential covering here, and we repair, replace, and install it. A full tear-off and re-roof is the standard approach once a shingle roof wears out. Tile, standing seam metal, and low-slope sections each follow a different sequence.
Tile outlasts its underlayment, so much tile work here becomes a lift and relay rather than a replacement. You will see plenty of tile on El Monte houses.
Standing seam metal works on houses as well, and its 24 gauge panels carry concealed fasteners under raised seams.
Some homes here still have wood shake. Your city decides which assembly it permits, so we check that before we price the job.
Low-slope areas need their own system. A flat patio cover or a garage roof takes torch-down modified bitumen instead of shingles.
We take small residential jobs as well as full roof replacements. One slipped tile, a patch, or a single flashing detail is reason enough to call us. Small work still carries setup, labor, and disposal costs, so we price those into the job.
A small job also gets us onto your roof. While we are up there, we can see whether the rest of the covering still has time left in it.
Leaks and what they usually turn out to be
Water appearing inside the house is the most common reason for a call about a roof. We answer those calls across Mountain View and the rest of El Monte every winter. Most of the time the leak is a single detail rather than the whole covering.
Flashing, a valley, a cracked tile, or an old nail hole will do it.
Sometimes the underlayment itself has failed, and then the repair becomes much larger. We make that call after we look at the roof.
Rain season and roof failures
Southern California gets almost all of its yearly rain in one short winter season. A slow leak can sit unnoticed through the long dry months. The first heavy rain of the season is usually when that leak becomes visible inside the house.
What our free quote covers
Our quote is free on every residential roofing job we take on a house. Roof size, pitch, stories, existing layers, and deck condition all move the final number. Tile adds extra handling and a breakage allowance, so we include that in the quote.
A clear California home improvement contract identifies the work, the materials, and permit responsibility in writing. It also covers changes and cleanup. The CSLB sets out those elements on its home improvement contract page.
A documented inspection report is a separate, paid service. Escrow files and insurers ask for that report, and a free quote does not replace it.
The warranty on a full replacement
We give a ten year workmanship warranty on every full residential roof replacement. It covers our own labor on the roof that we install for you. Manufacturer coverage on the materials is separate, and it follows the specific product that you choose.
Both terms go in writing beside the price, so you can read them before deciding.
Fire zone mapping and the covering
Fire hazard severity mapping can change which covering the code allows on your house. Inside a mapped High or Very High Fire Hazard Severity Zone, a stricter rule applies. If you replace half or more of the covering within twelve months, the new construction requirement applies.
Outside those mapped zones, Class C is the state minimum.
Class A, B, and C rate how a whole roof assembly resists fire. A Class A rating comes from an assembly tested to ASTM E108 or UL 790, not from a single product. Your city can also amend the statewide code, and the 2025 ordinance register lists those amendments.
What to tell us when you call
Tell us where you can see the problem inside the house. A stain, a drip, or a bubble in the paint gives us a place to begin. Give us the property address as well, since it tells us which roof we are talking about.
Tell us the roof type if you know it, and roughly how old the covering is. If you do not know, that is fine, and we will work it out with you.
Talk with us about your home's roof
We take residential roofing work across 91731, 91732, and 91733, areas the Census uses to organize local data. We also work in the Arden Village, Park El Monte, and Mountain View neighborhoods. Call (626) 323-8814 and tell us what the roof is doing, and we will explain the next step.
You can also send the short form on this page. Our full coverage list sits on the service areas page.
Frequently Asked Questions
House roofs in El Monte raise the same handful of questions every winter. Price and the written scope come first, because the roof planes decide the measurement. The answers below cover the measurement, the license check, and the written scope you should get.
How much does it cost to re-roof a 2000 square-foot house?
Floor area alone does not set a roofing price, because the roof planes decide it. Slope, stories, existing layers, and deck condition move the number, and tile adds a breakage allowance. Your quote for the roofing work stays free, whatever the measurements show.
How to tell if a roofer is lying?
Ask for the license number and check it against the state license lookup. Then ask for a written scope naming the work, the materials, and who pulls the permit. A clear California contract also covers the changes and the cleanup in writing.
What is the cheapest time of year to get a new roof?
Our price comes from roof size, pitch, stories, existing layers, and deck condition, not the season. Southern California gets almost all of its rain in one short winter season. A slow leak can sit unnoticed until then, so the dry months suit a closer look at the roof.
