The price of a Monterey Park roof comes down to how big it is and what sits under it. We check both before we quote, and we tell you what we found.

We scope every Monterey Park roof the same way. We measure it, count the layers, and read the details before we quote.

How we measure your roof area

Your roof covers more area than your floor plan does, because pitch and overhangs add surface to every plane. We count that surface in squares of one hundred square feet. We take the measurement on the roof itself instead of guessing from the ground.

A property listing will not give you that number. Pitches vary from roof to roof here, and complicated shapes add labor.

How stories and pitch change the job

A second story changes how we reach the roof, where we stage material, and how we work safely. It also takes longer to strip. Pitch changes our footing, and a steep plane slows every stage from tear-off to the last course we set.

We record both before we quote, so the estimate already accounts for them.

How many layers are already up there

We count the coverings already sitting on your deck before we price the work, writing that number into the estimate. Housing age drives that count, and most Monterey Park housing went up before 1980. Every extra layer adds tear-off labor and dump weight to the job.

Old layers also hide what the deck is doing underneath.

What the decking looks like

Decking is the wood sheathing under your covering, and rot in it is the most common surprise we uncover here. Nobody sees that sheathing while the old covering is still nailed down, so we cannot judge it from a photo.

Decking stays an open question until we open the roof. When boards come up soft, we show you and replace them.

Taking the tile off and putting it back

On a tile roof the tile usually outlasts the underlayment beneath it by decades. Underlayment is the waterproof membrane between your tile and the wood deck. Replacing it means lifting the tile, stripping the old membrane, and restacking your own tile.

We check the sheathing while the tile is off and replace what has rotted. That lift and relay costs less than an entirely new tile roof. Some tile breaks during a lift, and we allow for it in the estimate.

Our tile roofing page describes the whole system. Call (626) 323-8814 for a free estimate on your own roof. You can also send the contact form with your address.

Fire zone mapping and your covering

Fire hazard severity mapping can change the covering itself, and the material list moves with it. A High or Very High zone on that map tightens what your roof has to meet. If you replace half or more of a covering within twelve months, the new construction rules apply.

Those rules set the fire rating your new roof assembly has to reach.

Outside those mapped zones, Class C is the state minimum. Those classes rate the whole roof assembly rather than one product.

Cities can also amend the state code locally. The state ordinance register lists those filings, and we look up your address there.

What we install in Monterey Park

Asphalt shingle covers most of the pitched roofs in Monterey Park, and we install it. We relay tile over new underlayment, and flat porches and additions take torch-down modified bitumen. Torch-down is a modified bitumen sheet that we heat weld in place on the roof.

We also install standing seam metal, where raised seams and hidden fasteners lock the panels down. We take roof repairs too, when a single detail has failed. A full roof replacement carries our ten-year workmanship warranty.

What happens on the job

We set up ground protection and access before the first piece comes off the roof. On a tight Monterey Park lot, that means planning where the debris and the materials will sit. We then strip the covering one section at a time.

As the deck appears, we look it over and point out the damaged boards. Then we lay underlayment, build the flashing details, and set your new covering. We collect the nails, sweep the ground, and haul the debris away.

Permits and paperwork

The city of Monterey Park runs a building permit center for local construction work. Its Building and Safety pages say the city applies the current edition of the California Building Standards Code. We help you pull the roofing permit when the city requires one.

The city's permit application page separates work that needs plan review from work that follows another route. Its construction inspection page explains that inspection applies where a permit is required.

We roof houses and small buildings in Census ZIP Code Tabulation Areas 90022, 90032, 90063, 90640, and 91754. We relay tile and tear off the same way in 91755, 91770, 91801, and 91803.

The free estimate and the paid report

Our free estimate prices the roofing work we would do on your own Monterey Park roof. An inspection that ends in a documented written report is a separate paid service. Our roof inspection page explains both of those services in more detail.

Rain and the roofing year in Monterey Park

Southern California gets almost all of its yearly rain in a short winter stretch. Most roof damage stays out of sight until that rain returns. Roofing demand in Monterey Park runs heaviest in December, January, and February, once the first storms arrive.

Late spring and summer stay quieter for us. A leak in July does the same damage as a leak in January.

Ask for your free estimate

We measure and scope your roof, then price it for free. Call (626) 323-8814, or send the contact form with your address and what the roof is doing. We will tell you what we found and what the work costs.

We also roof nearby Alhambra, Rosemead, and South San Gabriel. Our service areas page lists the rest.

Frequently Asked Questions

We count Monterey Park roof surface in squares of one hundred square feet. Then we look at the layers and the decking under them. Those three items decide most of what a roof here costs, and they sit behind each of the answers below.

How much should a 1500 sq ft roof cost?

That number describes the floor plan, and the roof above it covers more surface. We price the surface we measure on the roof, not a listed house size. Existing layers, decking condition, stories, and tile handling adjust the measured number after that.

How to tell if a roofer is lying?

Ask which roof area a quote covers and how the contractor arrived at it. Ask whether the price assumes sound decking, since nobody sees the boards until the covering comes off. A written scope you can check against the roof settles most doubts.

What is the cheapest time of year to get a new roof?

Demand here runs heaviest once the winter storms begin, then eases through late spring and summer. The month you choose does not change the measurement, the layer count, or the scope. We price your roof the same way whenever you reach us.
