We roof houses, apartment buildings, and flat low-slope structures across Alhambra. We ask about the building first, because the roof type sets the materials and the details.

A pitched shingle roof sheds water quickly, while a flat or low-slope roof holds it. So the two roofs need different materials and different details at every joint.

The roofing work we do in Alhambra

We repair roofs, replace them, and lift and relay tile on buildings across Alhambra. On flat and low-slope buildings we install torch-down modified bitumen membrane in overlapping welded sheets. We also install standing seam metal panels, with the fasteners hidden under the seams.

On a replacement we strip the covering down to the deck and check the sheathing underneath. We replace any boards that have rotted, then lay new underlayment across the roof. We rebuild the flashing at walls, parapets, valleys, and anywhere a pipe comes through.

On a tile roof we lift the tile off in sections and stack it aside. We strip the failed underlayment, repair the deck, and lay new felt across it. The same tile then goes back down over the new underlayment.

Torch-down is a heat-welded membrane, and it suits roofs that drain slowly. We weld the cap sheet so the seams fuse into a single surface. Water that sits up there cannot work under a welded seam the way it works under shingles.

Alhambra houses and apartment buildings

Alhambra housing runs old, and most of it went up before 1980. We plan for deck repair on buildings that age before the tear-off even starts. Plenty of the buildings here are attached or multi-unit, and many of those carry flat sections and parapet walls.

Those sections change the system we install and the materials we bring to the address.

We also count the coverings already on the deck before we price the work. Extra layers hide the sheathing and add labor to the tear-off. We put that count into the estimate before the work starts.

Low-slope and flat roofs

Flat and low-slope roofs sit over shops, additions, and whole apartment buildings across Alhambra. Most leaks on them start at the parapet walls and the roof-to-wall joints. So we rebuild the flashing at those joints whenever we redo one of these roofs.

Our flat roofing page explains the system in more detail. We install TPO membrane as well, and we will go through both options with you.

Pitched roofs on Alhambra houses

On houses we replace asphalt shingle coverings, and we relay concrete and clay tile. A tile roof usually fails at the underlayment underneath, while the tile itself stays sound. Shingle replacements get a full tear-off, so we can inspect and repair the deck.

We strip to the deck, replace the rotted sheathing, and lay new underlayment over it. Laying new shingles over the old ones leaves that soft wood exactly where it is.

When a repair is the right call

One cracked pipe boot or one split valley is a repair, and we take that work. When several slopes leak across different storms, the repair bills start adding up against a replacement. We would rather fix one detail than sell you a roof you do not need.

At that point we discuss a replacement and what the work would cover. Rot across several slopes usually decides that choice. We show you the bad wood before we cut it out.

What a replacement day looks like here

On apartment jobs we plan the gates, the parking, and the spot where materials land. We put down ground protection, keep the debris contained, and keep a clear route around the building. Tell us about tight parking or a shared driveway when you call.

We open the roof in sections instead of stripping the whole building at once. We check the sheathing as we go and show you anything soft or split. Then we lay the underlayment, set the flashing, and put the finish covering on last.

We sweep for nails and haul the debris away when the roof is finished.

Free estimates and paid inspection reports

The estimate that prices your roofing work costs you nothing, whether or not you hire us. A documented roof inspection is a separate service, and that one carries a fee. Tell us what the paperwork is for, and we will point you to the right one.

A sale in escrow often needs the roof condition documented before it closes. Insurers sometimes ask for the same report before they renew or write coverage. The fee depends on the size of the roof and the number of stories, so ask us first.

What drives the number

We measure the whole roof before we price a single item on it. Roof area comes first, then the stories, the pitch, and the layers already up there. Access matters too, since a tight lot changes how we get material onto the roof.

Rot under the covering moves the total, and so does tile that must come off and go back. A mapped fire hazard zone can change the assembly we install, and that changes the material list.

You get the scope in writing with the estimate, so you can see exactly what we priced.

Permits and the current code cycle

The city of Alhambra issues the roofing permit when one applies, and we help with the paperwork. The office that reviews it sets the fee and the review schedule for your job. California moved to the 2025 Title 24 code edition on January 1, 2026.

You can check the current editions on the state code page. Cities can add their own amendments, and the state ordinance register lists them.

Two neighboring cities can amend that code differently, so your address decides which rules apply. A fire rating belongs to the whole roof assembly, so no single product carries it alone.

We repair and replace roofs in Census ZIP Code Tabulation Areas 90032, 91030, 91108, 91754, and 91755. On houses and apartment buildings we take the same work in 91770, 91775, 91776, 91801, and 91803.

Rain season on Alhambra roofs

Southern California takes most of its rain in one short winter stretch each year. A roof that looked fine all summer can start leaking in the first heavy storm. Our schedule fills through the fall and stays full from December through February.

Call us before the rain arrives if the roof already worries you. If a leak is running now, tell us as soon as you find it.

We look at where your roof drains and where that water goes next.

Frequently Asked Questions

An Alhambra apartment roof and a house roof raise different questions. Parapets, flat sections, and shared access all change the roofing work. Tell us which building you have when you call, and read the answers below with your own address in mind.

What is the 25% rule for roofing?

California does not use a 25 percent roofing rule. In a mapped High or Very High fire hazard severity zone, one state threshold does apply instead. Replacing half the covering or more within any twelve month period triggers the new construction requirement.

How much should a 1500 sq ft roof cost?

A 1,500 square foot floor plan does not tell us the roof area. We measure the roof itself, then add the stories, pitch, layers, and any flat sections. On an apartment building we also price the parapet and roof to wall flashing.

How to tell if a roofer is lying?

Ask which roof area the number covers and how many existing layers it includes. Ask to see the failed flashing or the parapet detail on your own building. Then read the written scope line by line before you sign any agreement.
